  •                              Myth: Sellers Can No Longer Compensate Buyer’s Agents
        * Truth: This is a misunderstanding. The settlement doesn’t prevent sellers from offering compensation to the buyer’s agent. It simply removes the obligation to list this compensation in MLS systems. Offering compensation is still a strategic move to attract buyers.
  •                              Myth: Sellers Are Now Prohibited from Paying Commission to Buyer’s Agents
        * Truth: Wrong again. The decision to compensate a buyer’s agent remains in the hands of the seller. This flexibility ensures that the sale meets the seller’s best interests and terms.
  •                              Myth: The Settlement Relieves Sellers of Any Financial Burden Regarding Buyer Agent Fees
        * Truth: If a seller chooses not to offer buyer agent compensation, it doesn’t eliminate negotiation. Buyers might still ask for concessions or include the fee in their offer, impacting the final sale terms.
  •                              Myth: Transaction Costs Will Decrease as Sellers No Longer Need to Pay Buyer Agent Compensation
        * Truth: The settlement doesn’t lower the total cost of transactions. It might change who pays for what, but the value of professional real estate services remains undiminished.
  •                              Myth: This Settlement Will Drastically Make Homeownership More Affordable
        * Truth: The affordability of homeownership is influenced by many factors, including market dynamics and economic conditions, not just real estate commissions.
  •                              Myth: Significant Restitution for Consumers
        * Truth: While the settlement figure might seem large, the actual restitution to consumers is minimal. The most substantial payouts seem to be going towards legal fees.
